Epoxy-coated floors are everywhere: warehouses, manufacturing plants, commercial kitchens, breweries, pharmaceutical labs, automotive service bays, aircraft hangars, data centers, and retail showrooms. They are specified because they are seamless, chemical-resistant, impact-resistant, and easy to maintain. That last point is where the trouble starts.
Easy to maintain does not mean easy to maintain incorrectly without consequences. And that is exactly what is happening in thousands of facilities across the country. Maintenance crews are using the wrong chemicals, the wrong equipment, and the wrong techniques on epoxy floors every single night, and the damage is cumulative, invisible at first, and expensive to repair by the time anyone notices.
A properly maintained epoxy floor should last 10 to 15 years before requiring a full recoat. An improperly maintained one can start degrading in as little as two or three years. The difference between those timelines is not wear and tear. It is cleaning practice. And when you consider that a commercial epoxy floor installation can cost $40,000 or more, the financial stakes of getting the maintenance wrong are significant.
The Chemistry You Need to Understand Before You Clean
Epoxy floor coatings are thermoset polymers formed by a chemical reaction between an epoxy resin and a hardener. Once cured, the coating is extremely durable, but it is not chemically inert. It has specific vulnerabilities that determine exactly which cleaning products and methods are safe and which ones cause damage.
pH Sensitivity
Epoxy coatings require pH-neutral cleaners, typically in the 7 to 10 range. This is the single most important maintenance rule and the one most frequently violated. Acidic cleaners, including vinegar-based and citrus-based products often marketed as natural or eco-friendly, have a pH as low as 2.5 to 3.5. Even at these seemingly mild acid levels, repeated use etches the epoxy surface, dulling the gloss, reducing chemical resistance, and creating micro-pores where dirt and bacteria can embed. On the alkaline side, high-pH strippers and heavy degreasers above pH 12 can soften and weaken the epoxy bond, leading to delamination and peeling.
Abrasion Vulnerability
Epoxy coatings resist abrasion well under normal foot and vehicle traffic. But the abrasion from cleaning equipment is a different story. Floor scrubber pads are color-coded by abrasiveness: white and red pads are non-aggressive; blue, green, and black pads are progressively more abrasive. Most commercial floor cleaning programs default to red or blue pads. For epoxy, only white pads should be used. Any pad more aggressive than white will gradually scratch and dull the coating surface, especially on high-gloss finishes.
Chemical Attack Vectors
Four categories of chemicals are known to damage epoxy floor coatings and should never be used in routine maintenance.
- Bleach and chlorine-based cleaners: Attack the epoxy’s molecular structure, causing yellowing, chalking, and reduced chemical resistance.
- Citrus and vinegar-based cleaners: Acidic enough to etch the surface with repeated use, even though they are marketed as gentle.
- Solvent-based degreasers: Penetrate and soften the epoxy film, leading to clouding, softening, and eventual coating failure.
- Ammonia at high concentrations: While a mild ammonia-water solution is sometimes used, concentrated ammonia can dull the finish over time.
The Five Maintenance Mistakes That Destroy Epoxy Floors
1. Using the Wrong Floor Cleaner
This is the most common and most expensive mistake. A $12 gallon of the wrong cleaner, used nightly for six months, can cause enough cumulative damage to require a $40,000 recoat. The right product is a pH-neutral, non-abrasive, residue-free floor cleaner specifically formulated for or compatible with epoxy coatings. If your cleaning crew is grabbing whatever all-purpose cleaner is in the supply closet, your floor is at risk.
2. Using Abrasive Scrubber Pads
Floor machines and auto scrubbers use interchangeable pads rated from non-abrasive to highly aggressive. On VCT, concrete, and tile, medium to aggressive pads are standard. On epoxy, they are destructive. The scratches are microscopic at first, but they accumulate into a dull, hazy finish that cannot be restored without professional polishing or recoating. Specify white non-abrasive pads for all epoxy floor cleaning.
3. Letting Spills Sit
Epoxy is chemical-resistant, but that resistance has limits. Hydraulic fluid, battery acid, certain solvents, and hot cooking oils can all penetrate or stain the coating if left in contact long enough. The resistance is measured in exposure time: most epoxy coatings can withstand brief contact with common chemicals but will degrade under prolonged exposure. Clean spills immediately. Do not assume the coating will protect itself indefinitely.
4. Skipping the Dust Mop
Grit and abrasive particles on an epoxy floor act like sandpaper under every footstep, every forklift pass, and every rolling cart. Daily dust mopping with a soft microfiber pad removes these abrasives before they can scratch the coating. In warehouses and manufacturing environments where metal shavings, sand, and concrete dust are common, this step is even more critical.
5. Pressure Washing at Too High a PSI
Pressure washing epoxy floors is acceptable for periodic deep cleaning, but excessive pressure can force water under the coating at seams, cracks, or areas where adhesion is weakened, accelerating delamination. Keep pressure below 1,750 PSI and use a fan tip rather than a zero-degree nozzle.
The Overlooked Problem: What Happens Under the Coating
Here is something almost nobody talks about. Epoxy coatings are applied over concrete substrates. If moisture migrates up through the concrete slab, a condition called moisture vapor transmission, it can push against the underside of the epoxy and cause blistering, bubbling, and delamination from below. No amount of surface cleaning prevents this, but cleaning practices that introduce excessive water to the floor can make it worse by forcing moisture into seams and cracks where it travels underneath the coating.
This is why mopping technique matters. The mop or auto scrubber should leave the floor damp, not wet. Standing water should never be left on an epoxy surface. Auto scrubbers with functioning vacuum recovery systems are preferred over mop-and-bucket methods for exactly this reason.
Epoxy vs. Polyurethane vs. Polyaspartic: They Are Not the Same
Facility managers often use the term epoxy as a catch-all for any coated concrete floor. But epoxy, polyurethane, and polyaspartic coatings are chemically different systems with different cleaning tolerances.
- Epoxy: Excellent chemical resistance and adhesion. Susceptible to UV yellowing in spaces with significant sunlight exposure. Clean with pH-neutral products and white pads only.
- Polyurethane: Applied as a topcoat over epoxy for additional UV resistance, scratch resistance, and chemical protection. Cleaning requirements are similar to epoxy, but polyurethane finishes tend to be more forgiving of mild chemical contact.
- Polyaspartic: A fast-curing, UV-stable coating increasingly popular in commercial and retail applications. More resistant to chemicals and abrasion than standard epoxy, but still requires pH-neutral cleaning and non-abrasive equipment.
If you do not know which coating system is on your floor, ask your flooring installer or building owner before establishing a cleaning program. Using the wrong products on the wrong coating is how maintenance budgets become replacement budgets.
A Professional Maintenance Program for Epoxy Floors
Daily
- Dust mop or dry sweep all floor surfaces with a soft microfiber pad to remove grit and abrasive particles.
- Spot clean spills immediately using a pH-neutral cleaner and a soft cloth or mop.
Weekly
- Damp mop or auto scrub the full floor area with a pH-neutral, residue-free floor cleaner diluted to manufacturer specifications. Use white non-abrasive pads on auto scrubbers.
- Inspect for new scratches, chips, or delamination and document for repair.
Monthly
- Deep scrub with an auto scrubber and pH-neutral cleaner, paying attention to high-traffic lanes, forklift paths, and areas around equipment that accumulate oil or grease.
- Clean expansion joints and floor drains to prevent debris accumulation and drainage issues.
Annually
- Schedule a professional inspection of the coating system to assess wear patterns, adhesion integrity, and areas that may need spot repair or recoating.
- Consider a professional deep clean and light polish to restore surface gloss in high-traffic areas.

An epoxy floor is a significant capital investment in your facility. It protects the concrete beneath it, provides a safe and clean working surface, and contributes to the professional appearance of your operation. But it is only as good as the maintenance program that supports it. The right cleaner, the right pads, the right technique, and the right frequency are not complicated. They just need to be specified correctly and followed consistently.
