Encapsulation Cleaning: Why It’s Best for Commercial Carpet Cleaning

Whether you own your commercial building or you’re the facilities manager, you know that your carpeted flooring takes a beating. It’s also one of the first things people see when they enter your building. A dirty and dingy carpet can give the wrong first impression. That’s why it’s important to schedule regular commercial carpet cleaning. It will remove dirt, stains, allergens, and more.

The team here at ServiceMaster Clean PBM Baltimore wants to help you keep every aspect of your facility clean and looking its best. That’s why we suggest the encapsulation cleaning method for use between major cleanings. It’s especially useful for high-traffic areas.

What Is Encapsulation Cleaning?

Carpet encapsulation cleaning, also known as “encap” or “encapping” is a low moisture carpet maintenance method that keeps your carpeting looking pristine between deep cleanings. During encapsulation carpet cleaning, we apply a specially formulated detergent and brush it into the carpet using a counter-rotating brush machine. Using this machine complies with most carpet warranties.

The solution then surrounds (encapsulates) each soil particle in the carpet fibers and crystallizes them. This method works on dust and dirt particles as well as sticky particles left over from a spilled soda. This encapsulation prevents soils from attracting more soil particles. Once the soil particles are encapsulated, we can easily remove them by regular vacuuming.

While there are different carpet encapsulation cleaning methods, they all involve quick dry times - generally 30 minutes or less. This minimal dry time means less inconvenience for you, your employees, or your customers.

The Encapsulation Cleaning Process

There are just a few steps involved in the encapsulation method of commercial carpet cleaning.

  1. Vacuuming

If we already provide your regular commercial cleaning or janitorial services, we know that our crews do regular vacuuming. This picks any loose, dry soil, which is necessary to prepare the carpet for the encapsulation cleaning process. If we do not already provide commercial cleaning services, we will pre-vacuum before starting encapsulation cleaning of your carpets.

2. Spot Pre-Treatment

We will pre-treat significant spots and stains. While pre-treating isn't always necessary, carpets with significant spots will require We will spray down the spot and allow the encapsulation solution to soak into the carpet for several minutes. We may also use a special tool to agitate stubborn spots before running the carpet encapsulation machine.

Benefits of Encapsulation Carpet Cleaning

Encapsulation cleaning has several benefits, including:

  • Encapsulation cleaning can help keep your carpets looking cleaner longer between deep cleanings.
  • Carpet encapsulation can extend the life of your commercial carpet.
  • Carpets are dry in under 30 minutes in most cases.

Dirty, stained or worn-out carpeting can negatively impact your customers' opinion of your business. But you can improve the look of your carpeting and make it last longer by being proactive. Encapsulation cleaning is something we can add into your regular commercial cleaning contract, if we already provide you with services.
